As your dedicated realtor and property manager, I’m thrilled to offer you a comprehensive full-service property management experience designed to make the leasing process seamless and stress-free.

Here’s a breakdown of our services:

Full-Service Property Management:

  • Fee: 10% of the monthly rent
  • Photography Service: I’ll arrange for a professional photographer to capture stunning images for your property. $150 (collected from 1 month’s rent)
  • Listing: Your property will be showcased on the Multiple Listing Service, Zillow, and Facebook.
  • Showings: I personally conduct home viewings for potential tenants.
  • Application Process: Prospective tenants pay a $100 application fee per adult, covering credit and background checks.
  • Tenant Selection: We review the application together, and you have the final say on selecting the right tenant.
  • Deposit Handling: Deposits are securely held in a non-interest-bearing account.
  • Lease Agreement: An attorney will draft the lease agreement for $45.00.
  • Monthly Payments: Tenants pay my company monthly, and your funds are wired on or before the 10th of each month.
  • Maintenance: I handle all communication with the warranty department for the initial builder-provided warranty period, followed by coordination with local vendors thereafter.
  • Lease Renewal: If tenants choose not to renew, I start advertising two months before the lease ends, ensuring a smooth transition.

Tenant-Only Service:

  • Fee: One month’s rent
  • Same Services as Full-Service Management, Except: Once tenant screening is approved, you take charge of deposits, service calls, and payment organization. I assist in getting the lease signed.
